There is no rate. You pay a % of the loan, called points. The points start at 7% of the loan amount depending on how quickly you buy and sell. The shorter the loan, the less points you pay.
You do not need money for a down payment. If you have a property under contract for $100k, we will lend you $100k. There will be some closing costs but we have options to finance those as well.
